Make sure you stay in the guest room with 1 decent bathroom between the guests rather than squeezing in match box size toilet, 3 bits of cheese, shower. The staff are pleasant and really care about the guests.

We were there for 2 days, everything was good, liked its great location adjacent to centre of the old town, festival theatre and centre-Lothian bus stop right on Minto street. The guest room was new-fashioned, it had central heating, a coffee/tea maker and a work desk. The breakfast was savoury and tasty and had variety of options — toast, cereal and eggs.

It's fairly clean hotel nestled in a Victorian style building in the nice enough area. The breakfast has tasty and satisfactory options with hard boiled eggs, fresh brewed coffee and beans. The location is unbeatable and brilliant, 3 km from Co-op Food. A restaurant is about 400 metres from here.

I loved this Victorian hotel and stayed for 1 night here. Booked superior family room, that included a work desk, coffee/tea making machines and a multi-channel TV. It had a bathtub in the best bathroom. A train station was close to the place.
Their staff were particularly busy.
