Top-notch rooms with a lovely freestanding bath and exceptional service.

Everything is perfect about this trendy boutique hotel, couldn't recommend more. The breakfast is outstanding, and the location is incredible not far from the city centre and Leith access straight onto Calton Hill as well as formal gardens.

Everything was nice, marvellous location near the town centre, the staff were gentle. The breakfast was perfect with continental available and with outstanding food. The service was good.

The staff were caring and amazingly attentive and the location was ideal to other attractions including the Royal Mile. We appreciated it and will be back.

Booked a room with lovely views of the garden. The staff were courteous, thanks to them everything was perfect. The location was marvellous constant on cobbles from taxis and easy for visiting a theatre and a gallery walking distance to the hotel.

Overall it was well-equipped, with a private bathroom. The stay was extra special because of the quiet and perfect location of the property.

Reasonably clean place with efficient staff and great view of the garden. Particularly good location - so close to pubs and restaurants and the Omni Centre as well as Holyrood Palace and Waverly train station.

The breakfast was outstanding with a huge variety of different food. The superior double room had all we needed, including luxurious bathroom. The setting was stunning, right by the wonderful artwork, the beautiful light well at top of the stairs, the art gallery and Holyrood Park and the Palace of Holyrood.

I had a nice experience here, everything was nice, the location was fab really close to the National Monument and exceptional views of the city, formal gardens and ALL the modern conveniences.

The location was perfect, just a short stroll away from an interactive science museum. And it was also short walk to the theatre, and the lovely, terraced rear garden. View looking over garden was the reason we booked queen room.

The venue was in a central location just next door to taxi, the restaurants on Leith, and Royal Mile. Again, we went to see Regent Gardens and National Monument nearby.

It deserves its 4 stars. Views and staff are fantastic, overall the hotel is great. The rooms in the property were large. Enjoyed that the hotel was right by the train station, 20 minutes' walk.
